Unlike city licensing rules, this federal requirement is the same nationwide. It applies to housing built before 1978.

Applies to "target housing" (built before 1978), with limited exemptions such as 0-bedroom units. Confirm exemptions with HUD/EPA guidance or an attorney if you are unsure.

Disclose any known lead-based paint and/or lead-based paint hazards in the property to the tenant, in writing, before the lease is signed.Provide the tenant with any records or reports you have on lead-based paint or lead-based paint hazards at the property.Give the tenant the EPA-approved pamphlet "Protect Your Family from Lead in Your Home" (or an EPA-approved state equivalent).Include a Lead Warning Statement in the lease, with signature lines for the landlord, the tenant, and any agent involved.Keep signed disclosure records for at least 3 years from the start of the tenancy.
